General Terms and Conditions (GTC) – Seasonal Rental corsica-holiday.online

1. Preamble

These General Terms and Conditions (GTC) apply to any booking of the seasonal rental corsica-holiday.online, located at Quartier Poggionovo, Hameau de Calvese, Commune de Sollacaro, Corse-du-Sud (2A).

They govern the relationship between corsica-holiday.online, hereinafter referred to as "the Landlord" or owner, and the tenant, hereinafter referred to as "the Client".

By making a booking, the Client acknowledges having read and unconditionally accepts these GTC.


2. Subject of the Agreement

The Landlord offers for rental a private floor of a rustic stone house, unoccupied during the stay, with the following features:

Capacity:

4 adult sleeping places (2 double beds) + 2 possible children's sleeping places (2 single beds in the TV lounge).

Included amenities:


Living room with fireplace

Fully equipped kitchen with washing machine, dishwasher, refrigerator, freezer, gas oven, gas and electric hob, coffee maker, crockery and cutlery, kitchen utensils, 2 × 5.5 kg butane gas bottles

Shower room with WC

Large panoramic terrace

Portable barbecue

Private parking

Olive tree and oak tree surroundings

Mattress protectors, bed linen, pillows, duvets and duvet covers, bath towels, ironing board and iron

Television


Location:

Hameau de Calvese, at 450 m altitude, in a peaceful natural setting between sea and mountains.


3. Booking and Payment

3.1 Booking procedure

A booking is definitively confirmed after:


Receipt of full payment for the stay (unless prior agreement for instalment payments).

Receipt of complete Client details (surname, first name, address, phone number, email, number of occupants).


Important: No booking is guaranteed without full payment.

3.2 Accepted payment methods


Credit/debit card (via Stripe, a secure payment provider)

Bank transfer (bank details will be provided after the booking is validated)


3.3 Booking confirmation

A written confirmation (by email) is sent to the Client within 24 hours of receipt of payment.

This confirmation specifies:


Arrival and departure dates

Total amount of the stay

Access details (access code, precise address)



4. Rates

All rates are inclusive of tax (VAT included) and vary according to the period: : one week corresponds to 7 nights



High season (July/August):

Early July to late August: €690/week,

Mid-July to mid-August: €790/week.


Mid-season (May, June, September):

€590/week,

Weekend: €259/2 nights


Low season (October to April):

€490/week,

€189/2 nights



Rates may be changed without notice. Only rates confirmed in writing at the time of booking are applicable.


5. Length of Stay and Check-in/Check-out Times


Check-in: From 3:00 PM (unless prior agreement)

Check-out: Before 11:00 AM

Minimum stay:


1 week in high and mid season, Saturday to Saturday

2 nights in low season




Late arrival:


If the Client arrives after 8:00 PM, they must notify the Landlord by phone or email.

If the Client has not given notice and has not arrived by 10:00 PM, the booking may be cancelled without refund.



6. Number of Occupants


The property is rented for a maximum of 6 persons (4 adults + 2 children).

Any additional person must be authorised in writing by the Landlord and may result in a price supplement.

Visits by third parties (not declared at the time of booking) are prohibited without prior agreement.



7. Security Deposit

A security deposit of €500 is required for every booking.

Conditions:


The deposit is collected at the same time as payment for the stay (by card or bank transfer).

It is returned within a maximum of 48 hours after departure, subject to:


No damage to the property

Compliance with this agreement

Return of the property in a clean condition consistent with the check-in inventory




In the event of damage:


The cost of repairs or additional cleaning will be deducted from the deposit.

If the cost of damage exceeds the deposit, the Client undertakes to pay the balance within 7 days.



8. Terms of Use of the Property

The Client undertakes to:


Use the premises peacefully and reasonably, without causing damage or nuisance

Respect the quiet of the hamlet (no excessive noise after 10:00 PM)

Not organise parties, noisy gatherings or events

Respect the maximum occupancy of the property (6 persons)

Return the property in a clean and tidy condition (cleaning done, dishes washed, bins emptied, bedding put away)

Not smoke inside the property (smoking permitted on the terrace only) — any violation will result in a deduction from the deposit

Use the barbecue and fireplace with care, particularly during summer or winter (fire risk)


Penalties:

Any breach of these rules may result in:


A deduction from the security deposit

Immediate eviction without refund

Legal proceedings in the event of significant damage



9. Cancellation

9.1 Cancellation by the Client


More than 30 days before arrival: Refund of 50% of the total stay amount (excluding transaction fees)

Less than 30 days before arrival: No refund is due

Early departure: If the Client leaves the property before the end of the stay for personal reasons, no partial refund is due


Force majeure:

In the event of cancellation due to medical reasons (supporting documentation required) or force majeure (e.g. natural disaster), the Landlord will consider on a case-by-case basis the possibility of a rescheduling or partial refund.

9.2 Cancellation by the Landlord

In the event of exceptional cancellation by the Landlord (e.g. force majeure, major technical problem), all sums paid by the Client will be fully refunded within 7 days.

The Landlord undertakes to assist the Client in finding equivalent accommodation where possible.


10. Liability

The Landlord accepts no liability for:


Accidents occurring in or around the property

Theft or loss of the Client's personal belongings

Temporary interruption of services (water, electricity, gas, internet) beyond the Landlord's control

Damage caused by third parties (e.g. other tenants, neighbours)


Insurance:

The Client must hold third-party liability insurance for the duration of the stay, covering damage that may occur in the rented property.

An insurance certificate may be requested prior to check-in.


11. Pets

Pets are accepted, provided that:


They are clean and non-dangerous

No damage is caused to the property or its surroundings

They do not disturb neighbours (barking, etc.)


The Client remains responsible for any damage caused by their pet.

Additional charges: None, except in the event of damage (cleaning or repairs will be invoiced).


12. Key Handover and Access to the Property


Access to the property is self-managed via a key safe (code box).

The access code will be communicated to the Client:


By email or WhatsApp

No later than 48 hours before arrival

After receipt of full payment



The Client undertakes to:


Not disclose the code to third parties

Carefully close all doors and windows upon departure





13. Right of Withdrawal

In accordance with Article L.221-18 of the French Consumer Code, the Client has a 14-day right of withdrawal for bookings made remotely (online, by phone, etc.).

Exercise of this right:

The Client must notify their withdrawal by email to contact@corsica-holiday.online within 14 days of the booking confirmation.

Effects:


The Landlord will fully refund all sums paid (excluding transaction fees)

Unless the stay begins within 14 days: in that case, the right of withdrawal does not apply (in accordance with Article L.221-28 of the French Consumer Code for accommodation service contracts)



14. Personal Data

The Client's personal data (surname, first name, email, phone number, address) is collected solely for booking purposes and is processed in accordance with our Privacy and Cookie Policy.


Retention period: 3 years from the last interaction

Client rights: Access, rectification, erasure, objection (see the privacy policy for further details)



15. Disputes and Mediation

Complaints:

In the event of a dispute, the Client is invited to contact the Landlord by email (contact@corsica-holiday.online) to seek an amicable resolution.

Mediation:

If no agreement is reached, the Client may refer the matter to a consumer mediator:

Jurisdiction:

French courts (in particular those of Corse-du-Sud) shall have sole jurisdiction in the event of a dispute.


16. Miscellaneous

Amendment of GTC:

The Landlord reserves the right to amend these GTC at any time. Amendments will be brought to the Client's attention before any new booking.

Entire agreement:

These GTC, together with the booking form and email confirmation, constitute the entire agreement between the parties.

Partial invalidity:

If any clause of these GTC is found to be void or unenforceable, the remaining clauses shall remain valid.


17. Acceptance of GTC

The Client acknowledges having read, understood and accepted these GTC in their entirety.

By making a booking, the Client undertakes to comply with them unconditionally.
